October Greetings!

I love going through the listings and changes of the last month and scrutinizing them 😉 Which ones I love, which ones I think deserve more attention, which ones I chose to ignore and not bother pointing out to you (lol).  I’ve had a busy month with three sets of clients making purchases – a couple of new-ish Teck employees making the Elk Valley a more permanent home and a lovely client with a fresh start taking advantage of the beauty that is River’s Edge (there are still a few left – due to be completed this summer!).  Here is my take on the last 30 days:

My Favorite Listing of the last month is this this 4-bedroom, 3 bathroom home on 1.07 of an acre at Tie Lake. Just click the link and look – there’s too much here to write about!  The windows, the shop, the lot, the lake, to die for bathroom, the hot tub, the red washer and dryer! (lol).    It’s listed at $1,263,000 and I’m DYING to go take a tour. Anyone, Anyone?

Best Value – This large (2700 sq ft!) home in Elkford is the best value around IMO!  It’s listed as a 3-bedroom but the basement allows for LOADS more living space – just not officially “bedrooms”.  Whether taking advantage of the space for your growing family or renting out the downstairs spaces for revenue this house is a hidden gem, listed at $439,950 AND backing onto greenspace!

A gorgeous lot that I would love to hit your radar is this corner lot in the Cedars.  It’s listed at $559,000 and my favorite part about it is there are no building timelines.  No one wants to be rushed!

The Highest Priced Listing on the market in the last month is this 5-bedroom, 4 bathroom home at the Ski Hill.  It’s in ground pool is the highlight for me.  The kid in me still wishes for one 😊   It is listed at $1,925,000.  I keep finding myself imaging all the ski in/ski out convenience.  Home for a warm lunch and stripping down to sink into the tub without the drive home.  Sounds heavenly!

The Lowest Priced Listing on the market in the last month is a 1-bedroom until on Ponderosa Drive (Sparwood).  The Strata fees are a little on the high side at $297.24 a month but that DOES include hot water. It’s been nicely renovated and is listed at $147,000.  This until would be great for someone in the valley for work or as an investment property.
